I took a look at what has been selling in Eugene Springfield over the last 6 months. I looked at rmls stats for actual solds, and kept the geographic area to the metropolitan area. One half the sales, or a little over 500, were in the 150K to 250K price range. 250K to 350K still was active, with about 1 in 20 sales occurring in this range. Above 350K, things really start to slow down, and grind to a near stop above 550K. So, this is good news if you have an average house to sell or buy, and not so good news if you need to sell your McMansion.
